Merritt Properties announced Sept. 2 it has closed on the purchase of a 35.64-acre site at 635-660 McHenry Road in Aberdeen, Md. Merritt plans to develop the property, which is less than two miles from Aberdeen Proving Ground, to serve the increasing need for Class A office space and retail amenities in the area surrounding the base.
Merritt’s Aberdeen Corporate Park is located on the south side of Route 22, less than one mile from the I-95 access ramps, in a designated Harford County Enterprise Zone. With the first office building scheduled for completion in the summer of 2011, the campus will consist of five buildings, totaling approximately 265,900 square feet. Plans include:
• Two three-story Class A office buildings (approximately 95,200SF each)
• One two-story Class A office building (approximately 63,500SF)
• Two retail pad sites (approximately 6,000SF each)
• On-site fitness center
“Harford County is excited to have Merritt Properties begin a project that will expand office space opportunities for the high tech companies moving into the County to support the various Aberdeen Proving Ground missions,” said James Richardson, Harford County’s Director of Economic Development. “The expansion of the Army programs centered on communications, testing, evaluation, research, development and cyber security will require additional contractor support and this project will be an outstanding addition to the Aberdeen and Harford County office market.”
Many of the incoming BRAC-related companies will require highly specialized facilities to ensure secure operations. Having developed space for numerous government agencies and defense contractors, Merritt is well-versed in the technical build-outs of SCIF and EMSEC/Tempest shielded rooms, data centers, network operations centers and tactical gun ranges.
The three office buildings at Aberdeen Corporate Park development are slated for LEED Gold Certification, as outlined by the U.S. Green Building Council (USGBC). The project’s sustainable features will include:
• 100 percent of the building’s core energy will be purchased from renewable energy sources
• Energy-efficient HVAC systems
• Under floor air distribution
• Low-VOC materials
• Water-efficient restroom fixtures and self-metering faucets
• Preferred parking for hybrid vehicles, bike racks and showers
