Merritt Properties signs 19,000-square-foot lease, begins new construction at Beltway Business Park

Merritt Properties has signed Saval Foods, a premier food distributor, to a 19,000-square-foot industrial-warehouse lease at 1705 Twin Springs Road. The new building is one of two being constructed within Merritt’s Beltway Business Park.

1705 Twin Springs Road will be a single-story, 42,000-square-foot building, providing 20 to 24-foot clear heights, docks and load-in doors, open floorplans and free surface parking. The site is located at the intersection of Washington Boulevard and Lansdowne Boulevard within the Landsdowne area of Baltimore County. In the Southwest Enterprise Zone, the property offers close proximity to Interstates 95 and 695, as well as Baltimore-Washington International Airport.

The new facility will support Saval Foods’ current operation, specifically the production and distribution of deli meats, entrees and custom-cut steaks, once construction is completed. Construction and tenant improvements, which are being managed and performed by Merritt Construction Services, include approximately 4,000 square feet of production and packaging space, 4,500 square feet of freezer space, and 12,000 square feet of cooler storage and administrative offices. Various refrigerated rooms are up to 24 feet high and range in temperature from 50 degrees to 10 degrees below zero.

“After an extensive real estate search that extended through several counties, it became apparent that 1705 Twin Springs Road satisfied each important criteria for this new requirement, highlighted by its close proximity to our existing two facilities,” explained Jeff Saval, President of Deli Brands of America. “As a producer of perishable products, it is critical to minimize travel times and make timely deliveries to our growing customer base throughout the Mid-Atlantic region as well as national accounts throughout the United States. The highly developed transportation network servicing this building met our stringent criteria. The building location is also convenient to our existing employees and provides us access to a highly skilled base to recruit new workers in the future.”

Vince Bagli and Bobby Lanigan of Merritt Properties represented the landlord in this transaction and Allan Riorda, SIOR, Principal and President of Lee & Associates represented the tenant.

Saval Foods will occupy the space upon completion, which is slated for the first quarter of 2018. The new facility will mark the company’s third facility in Maryland.

1715 Twin Springs Road, a second, new development being constructed at Beltway Business Park, will also be completed in 2018 and will offer 33,000 square feet of warehouse space.
