Synergy Physical Therapy Purchases Medical Condo in Maple Lawn

Synergy Physical Therapy, a locally-owned and independent private physical therapy office, recently purchased a nearly 2,000 square foot medical office condo in Maple Lawn, Md., a 600-acre mixed-use development in Howard County.

Michelle Kim, administrative manager of Synergy Physical Therapy, sited Maple Lawn’s strategic location, growing day and night-time population, nearby amenities, and the opportunity to own their own space in a new building as reasons for the medical firm’s investment.

“Located in the fastest growing part of Howard County, between Baltimore and Washington, D.C, and only 10 minutes from Howard County General Hospital, the Maple Lawn Community is a sought after location for medical practices,” said Gary Applestein, senior vice president and principal of MacKenzie Commercial Real Estate Services, LLC, who represented Greenebaum and Rose Associates, Inc., the developer, in the transaction. “When healthcare firms calculate the high cost to construct medical space, they often find the advantages to owning their office far out weigh leasing alternatives. The medical office condominiums in Maple Lawn provide the owners of their companies with significant tax benefits, competitive financing opportunities, and the benefits of fixed occupancy costs, while building real estate equity and appreciation.”

Maple Lawn is home to a diverse array of firms including Raytheon/Solipsys Corporation, KCI Technologies, Harris Teeter, Lincoln Financial, Chesapeake Urology, M&T Bank, Calico Corners, Pangia Technologies, and Looney’s Pub. The community offers a unique blend of corporate, professional, retail, and medical services and provides a richly supportive environment for medical practices seeking expansion opportunities.

“Our new office at Maple Lawn is convenient for our current patients who appreciate the easily accessible location and nearby amenities,” said Kim. “The residential component of the development has also helped us attract new clients. We look forward to expanding our business as the Maple Lawn community continues to earn popularity in the region,” she added.

Four are employed at Synergy Physical Therapy, which is located in Suite 140 at 7625 Maple Lawn Boulevard. The firm offers a broad range of outpatient therapies including post-op care, cold laser therapy, sports medicine and rehabilitation, automobile and work injuries, and a wide variety of pain management services for backs, necks, legs, knees, and hands. Customized treatments are administered by individually assigned therapists and are available by appointment.

Synergy’s new class-A medical office space includes state-of-the-art fitness facilities, individual patient rooms, and a contemporary waiting room.
